Nine amenity groups make up an Indian senior living community: the home itself, dining, clinical, fitness, outdoors, social spaces, household services, safety and security, and guest facilities.

Before the list, one distinction that decides how you read it. Amenities are what the place has. Services are what a resident receives. A community can have a physiotherapy room and no physiotherapist, a nursing station and no nurse after 8pm, a clubhouse that is locked at 4pm. The amenity list tells you what was built. It does not tell you what is staffed.

1. The home itself

The unit and its immediate surroundings. Step-free entry, doorways wide enough for a walker or wheelchair, grab rails in the bathroom and along corridors, anti-skid flooring, lever handles rather than knobs, outward-opening bathroom doors, good lighting on the route from bed to bathroom, an emergency call point at the bed and in the bathroom, and power backup.

Several of these are specified in India's Minimum Standards for Senior Citizen Homes, published in March 2024: handrails at 900 mm to 1000 mm, anti-skid tiles, grab rails in bathrooms and corridors, outward-opening or sliding bathroom doors, an emergency bell at every bed, an intercom in every room, and 7.5 sq m of bedroom area per resident. 2. Dining

A central dining hall, meals prepared for medical diets including diabetic, renal, low salt and soft or pureed textures, a tea lounge or pantry, and at many communities a kitchenette in the unit itself so a resident can still make their own chai.

The 2024 standards additionally ask for a dietician even on online consultation, a menu that changes daily and is displayed, refrigeration for dairy, and a kitchen kept free of pests.

3. Clinical

A nursing station, a doctor's consulting room, a physiotherapy room with actual equipment, an ambulance tie-up with a named hospital, oxygen on site, and an emergency response system that connects the call points to someone who answers.

This is the group where amenity and service diverge most. Ask who staffs each space and when.

4. Fitness and wellness

A gym with equipment appropriate for older joints, a yoga or meditation hall, a walking track, a physiotherapy gym, and at premium communities a pool, spa or steam room.

5. Outdoors

Shaded walking paths, seating at intervals rather than only at the ends, a garden, and often a plot residents can plant themselves. The seating detail matters more than it sounds: a path without benches is a path most residents will not complete.

6. Social

A clubhouse, multipurpose hall, library and reading room, games room with carrom, cards, chess and sometimes billiards or table tennis, and a temple, prayer room or quiet space. Premium communities add a private theatre and guest dining.

7. Household services

Housekeeping, linen changes, personal laundry, maintenance including electrical and plumbing, waste management, and a helpdesk that logs requests rather than taking them verbally.

8. Safety and security

24-hour manned security, CCTV in common areas and at gates, visitor logging, fire detection and fire-fighting equipment with a valid certificate, emergency lighting, and a boundary that is actually secure. The 2024 standards ask for CCTV recordings reviewable for at least 365 days and a boundary wall of at least 4 ft.

9. Guest and family

Guest rooms for visiting family, a meeting room, and parking. Consistently underrated at the shortlisting stage and heavily used afterwards, particularly by families whose children live abroad and visit for two weeks at a time. What you get at each price

Filled means standard. Half means at some operators. Cross means rare at this tier.

Basic, under ₹25,000 a month. Accessible design, central dining, housekeeping and laundry, and often a library and common room. Nursing and a doctor's consulting room are inconsistent. Landscaped grounds, a gym and guest rooms are uncommon.

Mid, ₹25,000 to ₹60,000. Everything above reliably, plus a nursing station, a doctor on a fixed schedule, landscaped grounds and a walking track, and a proper social programme. Physiotherapy equipment and guest rooms vary.

The pattern worth noticing: the amenities that change daily life are present at every tier. What the extra money buys is the ones lower down the list.

Which amenities are worth paying for

Both lists are real. Only one is where your parent will spend their time.

Weight heavily:

  • The dining hall and the food. Three times a day, every day, and the single commonest source of complaint after a move.
  • Walking paths with seating, shaded and level.
  • A nursing station that is staffed, not a room with a sign on it.
  • Somewhere to sit with other people that is actually used, not a hall that is locked.
  • Call points that work, tested, in the room and the bathroom.
  • A temple, prayer room or quiet space, used far more than families expect.

Discount:

  • A swimming pool. It photographs well and few residents use one regularly.
  • A gym with equipment nobody has adapted for older joints.
  • A private theatre, competing with the television in the room.
  • Landscaping you look at rather than walk through.
  • A spa, unless genuinely staffed and included.
  • Square footage of clubhouse, the number operators quote and residents never mention.

This is judgement, not measurement. The way to test it is to ask the home which spaces are busiest at 4pm, and then go and look for yourself at 4pm.

Amenities that are billed separately

A ₹40,000 senior living place in 2026, quoted fee against a realistic bill.

The quoted monthly fee typically covers the home, dining, housekeeping, security and access to common areas. Commonly billed on top:

  • A clubhouse or amenity maintenance charge. At many communities this sits outside the quoted fee. Ask specifically.
  • Guest room nights for visiting family
  • Salon, outings and paid events
  • Physiotherapy beyond the monthly quota
  • Personal transport, where the community shuttle does not go

The bottom line

Amenity lists are the easiest part of a brochure to write and the least useful part to compare. Almost every community will list most of the nine groups above, and almost every one will be telling the truth about what exists.

So compare something else. Ask what is inside the fee and what is billed separately, who staffs each clinical space and when, and which rooms are busy at four in the afternoon. Then go at four in the afternoon and see.

Your parent will spend their days in the dining hall, on the walking path, and in whichever room other people are sitting in. Weight your decision accordingly.
