Senior living homes in Kolkata: what families should know
Kolkata is one of the oldest big cities in India. Census figures put well over one in ten residents at 60 or above, a higher share than in most metros, and the city keeps greying as young people leave for jobs in Bengaluru, Pune, Delhi or abroad. The choice today is wide. Calcutta has a long tradition of charitable homes for elders run by missions, religious orders and trusts, and alongside them there are now paid assisted living homes, specialist dementia care centres, a state-run senior residence in New Town and retirement communities on the southern and south-western edge of the city.

Old age homes and senior living homes in Kolkata: the difference
Most families begin by searching for an old age home in Kolkata. Traditional old age homes in the city are usually run by charitable trusts, missions and religious orders. They offer shared or simple single rooms, Bengali home-style meals and basic care, often at little or no cost, and the best known have long waiting lists. The state government and NGOs also run homes for seniors with no means of support, which is what most people mean by a free or government old age home in Kolkata.
Senior living homes are built around a different kind of stay. A resident gets a private or twin-sharing room, or a whole flat, with meals, housekeeping, activities and, where needed, nursing care and a caregiver on call. Some are luxury retirement communities, others small care houses for elderly care after a stroke or fall. Best areas for senior living in Kolkata
Senior living homes in Kolkata cluster in a handful of belts, each with its own hospitals, transport and price level.
Santoshpur, Survey Park and Madurdaha (south-east, along the EM Bypass). The best choice when medical needs come first. Peerless, Medica, AMRI Mukundapur, Rabindranath Tagore Hospital, Ruby General and Fortis Anandapur are all close, and the Orange Line metro now runs along the Bypass. Here you will find Shibasram and the dementia unit of Shibasram Trust in Survey Park and Santoshpur, and Kasba Divine Foundation in Madurdaha.
Behala, Thakurpukur and Joka (south-west). Families searching for an old age home in Behala usually end up here. The Purple Line metro runs from Joka through Thakurpukur and Behala to Majerhat, and the Saroj Gupta Cancer Centre at Thakurpukur and ESIC Medical College at Joka are nearby. Shantiniketan Home, a trust-run paid home on Thakurpukur Road in Sribardhan Pally, sits alongside Gems Senior Estate in Thakurpukur and Godrej Seven, a large gated township in Joka.
Maheshtala and Diamond Harbour Road (the southern riverside and beyond). Greener and quieter, with more space for the money. Primus Ganges is a riverside senior community in Maheshtala, and Jagriti Dham, a green-certified senior residence at Amtala, is further down Diamond Harbour Road.
Sonarpur and Baruipur (the southern fringe). Beyond Garia, Peace Senior Living runs a campus at Dakshin Gobindapur, in the Sonarpur area, listed twice: Peace Senior Living for independent residents who buy a flat, and Peace Senior Living for assisted living on a monthly fee. North Kolkata and New Town. In Baranagar, Shantineer Old Age Home stands opposite the Indian Statistical Institute in Subhash Pally, close to the Baranagar metro station. In New Town, Snehodiya is the state-run senior residence built by WBHIDCO in Action Area 1B, handy for families in Salt Lake and Rajarhat and close to Tata Medical Center.

Senior living and old age home costs in Kolkata
Kolkata is still more affordable than Mumbai, Delhi or Bengaluru for elderly care, but fees vary widely between homes. The ranges below are approximate and meant only as a starting point. Always confirm the current fee, and exactly what it covers, with the home itself.
- Free and charitable old age homes in Kolkata: free to about ₹10,000 a month. These are run by missions, religious orders, trusts and the state, with shared rooms and simple meals, and most have waiting lists.
- Low-cost paid old age homes and independent living, paid monthly: about ₹12,000 to ₹30,000 a month, depending on whether the room is shared, single or air-conditioned. Baranagar and the southern fringe tend to cost less than the EM Bypass belt and New Town.
- Assisted living in Kolkata: about ₹30,000 to ₹70,000 a month. Homes near the EM Bypass hospitals and in New Town sit at the upper end; Thakurpukur, Sonarpur and Baranagar usually cost less.
- Dementia care and bedridden care: about ₹50,000 to ₹90,000 a month, and more for one-to-one nursing round the clock, since staff ratios are much higher.
- Buying into a senior living community: about ₹20 lakh for a compact flat in Thakurpukur to ₹75 lakh or more for larger homes in the gated communities of Joka and Maheshtala, plus a monthly maintenance and service charge.
Many homes also take a one-time admission fee or a security deposit, commonly ₹10,000 to ₹50,000, while deposit-based residences can ask for several lakh up front. What you usually get in a senior living home in Kolkata
Food matters enormously to Bengali parents, and most homes here understand that. Expect rice, dal, a vegetable such as shukto or posto, and fish several times a week, with soft and diabetic versions for those who need them. Some homes run pure vegetarian kitchens for Marwari and Jain families, so ask before you visit if that matters.
The weather shapes daily life. Summers are hot and very humid, and the monsoon brings heavy rain and, in low-lying parts of the city, waterlogging. Check whether the lane outside floods in July, whether rooms have air-conditioning or at least good cross-ventilation, and whether the generator covers lifts and fans as well as lights.
Beyond that, most homes provide three meals and evening tea, housekeeping and laundry, 24-hour security, power backup and help with medicines. Assisted living and memory care homes add trained attendants on every shift, nursing care, physiotherapy, regular doctor visits and an ambulance arrangement with a nearby hospital. Staff usually speak Bengali and Hindi, and residents tend to celebrate Durga Puja, Poila Baishakh and Saraswati Puja together, which helps a new resident settle in.
How to choose the right senior living home in Kolkata
There is no single best old age home in Kolkata for every family. The right home depends on your parent's health, your budget and which side of the city the family lives on. These checks will narrow the list quickly.
- Start with the hospital. Ask exactly which hospital the home sends emergencies to and how long the drive takes at night. From Survey Park or Madurdaha it is minutes; from Amtala or Dakshin Gobindapur it can be much longer.
- Match the home to the care your parent needs now and next year. A flat in a retirement community suits an active couple, but a parent with early dementia needs a home that can handle wandering and night-time confusion.
- Visit during the monsoon if you can. It shows you drainage, damp walls and how staff manage power cuts.
- Eat a meal there. Taste the fish curry and the dal, and ask how the kitchen handles soft, diabetic and vegetarian diets.
- Ask about staff at night, and whether a nurse is on site or only on call.
- Read the deposit and exit terms. Know what is refunded if your parent leaves or passes away, and how much notice each side must give.
