Senior living homes in Hyderabad: what families should know

Hyderabad has one of the widest choices of senior living in south India, and it is spread across a very large city. In a single search you will find charitable old age homes in Nagole and Malkajgiri, assisted living and dementia care in Gachibowli and Khajaguda, rent-based retirement campuses near the airport, and newer villa communities on the northern edge around Medchal. Families looking for senior living in Hyderabad usually have two questions: which kind of home suits a parent's health, and which part of the city keeps them close to family and a good hospital.

Elkin lists 31 verified senior living homes in Hyderabad. Each home on this page has been checked for registration, care staff, safety and clear pricing, and our team can take you on a guided visit to any of them. Elkin is a primary member of the Association of Senior Living India (ASLI). Secunderabad, Hyderabad's twin city, has its own cluster of homes around Tirumalagiri and Bowenpally, and you can compare them on our page for senior living in Secunderabad.

Types of senior living homes in Hyderabad

Senior living homes in Hyderabad fall into four broad groups, and this list covers all of them.

Independent living in Hyderabad suits seniors who manage their own day but want meals, housekeeping, security and company taken care of. Options range from Goldage Retirement Homes, which has run homes in the city since 1979, to PP Reddy Retirement Homes on a 4-acre rent-based campus at Balapur, and villa communities in Medchal where you buy your own home. Assisted living in Hyderabad is for a parent who needs help with bathing, dressing, medicines or walking, or who is recovering after a hospital stay. Healthcare companies run several of these, including HCAH in Gachibowli, Athulya in Kukatpally and Kshetra in Khajaguda, alongside many smaller trust-run care homes in Miyapur, Nizampet and the eastern colonies. Memory care in Hyderabad is for people living with dementia or Alzheimer's. Kshetra in Khajaguda is built around dementia care, Prime Geriatrics in Moghalnagar takes residents with advanced dementia, paralysis and other neurological conditions, and Cadabams Amitha Senior Residency comes from a group known for mental health care; see our page on senior living with mental health support. Nursing and transition care. For bedridden care, palliative care or recovery after surgery or a stroke, look at homes that keep nurses on every shift, such as HCAH Suvitas in Srinagar Colony, which focuses on rehabilitation after a hospital stay.

Old age homes and senior living homes in Hyderabad: the difference

Old age homes in Hyderabad is the phrase most families type first, and the city has hundreds of them. Traditional old age homes here are usually run by charitable trusts, temples or community groups. They offer shared rooms, simple meals and basic care, and the free ones take seniors who have no family support.

Senior living homes are built or run for a longer, more comfortable stay. Residents get a private room or their own apartment, planned meals, housekeeping, activities and, where needed, trained caregivers and nursing care. Elkin lists both, so you can compare a trust-run old age home in Hyderabad with a private senior living community before you decide. Our guide on assisted living versus an old age home explains the difference in more detail.

Best areas for senior living in Hyderabad

Senior living homes in Hyderabad cluster in six parts of the city. Pick the area first, because a long cross-city drive makes regular visits hard.

West Hyderabad and the IT corridor (Gachibowli, Khajaguda). Close to large private hospitals such as AIG, Continental, Care and KIMS, and to the families working in Hitec City. Kshetra Assisted Living and Dementia Care Facility is in Khajaguda, and HCAH Assisted Living and Amritha Senior Living are in Gachibowli. This is the best fit when medical needs are high and the family lives in the west.

Kukatpally, Miyapur and Nizampet. Dense, well-served neighbourhoods on the Red Line metro, with the largest number of homes in one stretch. Here you will find Athulya Senior Living - Kukatpally and Rajeswari Old Age Home in Kukatpally, Sri Matha Old Age Home in Sangeeth Nagar, three Grace homes at Grace Old Age Home - 1, Grace Old Age Home - 2 and Grace Old Age Home - 3, Goldage Retirement Homes in Madinaguda, Smiles Old Age Home in Deepthi Shree Nagar and Arogya Elderly Care.

East Hyderabad (Dilsukhnagar, Nagole, Karmanghat). Older, more affordable residential areas near LB Nagar, with Kamineni and Gleneagles Aware hospitals close by and metro lines ending at both LB Nagar and Nagole. Homes include Goldage Retirement Homes in Dilsukhnagar, Aashraya Old Age Home and Golden Parents Old Age Home in Nagole, and My Happy Home Retirement Community in Karmanghat.

North-east Hyderabad (Malkajgiri, Mallapur, Kapra, Nagaram). Quieter colonies between Uppal and ECIL that suit families in Secunderabad and the eastern suburbs. SR Old Age Home is in Vasanthapuri Colony, Malkajgiri, SPrecilla Old Age Home in Mallapur, Saket Pranaam is a long-established active retirement community in Saket, Kapra, and Vijaya Homes For Elders is in TPS Colony, Nagaram, about 6 km from ECIL X Roads. A second listing, Vijaya Homes for Elders, belongs to the same operator.

Medchal and the northern outskirts. Open land along NH 44 has drawn the city's villa-style retirement communities. Advait Senior Living, Advait Retirement Homes and SMILES Senior Citizen Homes are in Medchal, and Amaya Senior Living, a new hospitality-led community, is coming up at Munirabad near the Outer Ring Road.

South Hyderabad and the airport side (Balapur, Shamshabad, Moghalnagar). PP Reddy Retirement Homes on RCI Road in Balapur, with a second listing for its apartments, is about 15 minutes from the airport. Kakatiya Oldage Home is in Shamshabad, and Prime Geriatrics is in Moghalnagar near Mehdipatnam.

Central Hyderabad (Srinagar Colony). HCAH Suvitas in Srinagar Colony, between Ameerpet and Banjara Hills, is the closest option for families searching for an old age home near Ameerpet, with NIMS and the Banjara Hills hospitals a short drive away.

Senior living and old age home costs in Hyderabad

Costs depend on three things: the area, the kind of room and how much care your parent needs. These ranges are approximate and only a starting point. Always confirm the current fee, and exactly what it covers, with the home.

  • Free and charitable old age homes in Hyderabad: free to about ₹8,000 a month, in trust-run homes with shared rooms. Places are limited and most keep a waiting list.
  • Paid old age homes: about ₹10,000 to ₹25,000 a month for a shared or single room with meals and basic care, common in Nagole, Malkajgiri, Miyapur, Nizampet and Dilsukhnagar.
  • Independent senior living, paid monthly: about ₹15,000 to ₹40,000 a month, depending on the room and whether meals are included. Rent-based campuses such as Balapur sit at the lower end, and serviced communities in the west at the higher end.
  • Assisted living in Hyderabad: about ₹30,000 to ₹75,000 a month. Homes in Gachibowli, Khajaguda and Kukatpally run by healthcare companies sit at the upper end.
  • Dementia, bedridden and palliative care: about ₹40,000 to ₹1 lakh a month, since residents need trained staff round the clock. Short-stay transition care after surgery is usually charged by the day and can cost well over ₹1 lakh a month.
  • Buying into a senior living community: about ₹25 lakh to ₹50 lakh for resale apartments in established communities such as Saket in Kapra, and about ₹60 lakh to ₹2 crore for new villas and apartments around Medchal and the Outer Ring Road, plus a monthly maintenance fee.

Expect extra charges for a one-to-one attendant, physiotherapy, medicines and consumables, and many homes take a refundable deposit at admission. Our guide on how much an old age home costs in India shows how Hyderabad compares with other cities.

What you usually get in a senior living home in Hyderabad

Food comes up first in most Hyderabad families' questions. Most homes serve Telugu home-style meals: rice, pappu, rasam, a vegetable curry and curd, with idli, dosa or upma in the morning. Many kitchens are vegetarian, while some cook non-vegetarian food on fixed days, so ask before you visit. Families searching for a Muslim old age home in Hyderabad should ask specifically about halal food and prayer space. Diabetic, low-salt and soft diets are standard in care-focused homes.

The weather matters too. Summers in Hyderabad often cross 40°C in April and May, and the monsoon can flood low-lying colonies, so check for air-conditioning or good ventilation, power backup that covers more than the lights, and a ground-floor room or lift for a parent who struggles with stairs.

Expect meals, housekeeping, laundry, 24-hour security and Wi-Fi as standard. On the elderly care side, most homes offer daily health checks, medicine reminders, a visiting doctor and an ambulance tie-up with a nearby hospital. Caregivers usually speak Telugu, Hindi and often Urdu, which helps a great deal when a parent is unwell or confused.

How to choose the right senior living home in Hyderabad

There is no single best old age home in Hyderabad for everyone. The right home depends on your parent's health, your budget and where the family lives. These checks will help you narrow the list.

  • Match the area to the family. Hyderabad traffic can turn a 15 km visit into an hour. Choose a home on the same side of the city as the children who will visit most.
  • Ask which hospital the ambulance goes to. In Medchal, Shamshabad or Nagaram, time the drive to the nearest multi-speciality hospital at night, not just in the afternoon.
  • Check RERA before you buy. For new projects around Medchal and the Outer Ring Road, ask for the Telangana RERA registration and the possession date before paying anything.
  • Visit in summer if you can. An April or May afternoon shows how well rooms handle the heat.
  • Eat a meal there. Taste the pappu and rice, and ask how the kitchen handles diabetic and soft diets.
  • Ask about night staff, and whether a nurse is on site or only on call.
  • Read the deposit and exit rules. Our guide on whether an old age home deposit is refundable explains what to check.
