Senior living homes in Chennai: what families should know
Chennai is one of the best cities in India to find a good senior living home. The city has some of the country's top hospitals, a large pool of trained caregivers who speak Tamil, and a long history of retirement communities along the East Coast Road, OMR and GST Road. If you are searching for senior living in Chennai, or for a good old age home in Chennai for a parent, you will find more choice here than in almost any other city in South India: trust-run senior citizen homes, retirement homes with meals and housekeeping, gated retirement communities you can buy into, and care homes with round-the-clock nursing care.
Elkin lists 89 verified senior living homes in Chennai, from Anna Nagar and T Nagar in the old city of Madras to the newer suburbs of Vandalur, Guduvanchery and Kelambakkam. Every home on this page has been checked for licences, care staff, safety and honest pricing, and our team can take you on a guided visit to any of them. Elkin is also a primary member of the Association of Senior Living India (ASLI), the body that sets standards for senior living communities across the country.
Types of senior living homes in Chennai
Senior living in Chennai comes in three main types, and most homes on this page fall into one of them.
Independent living in Chennai is for seniors who are active and healthy but want a simpler life. You get your own apartment or villa, cooked meals, housekeeping, security and a social calendar. A doctor is on call, but medical care is not part of the daily routine. See independent living homes in Chennai →
Assisted living in Chennai is for seniors who need daily help. This includes support with bathing, dressing and walking, medicine reminders, nurses on site and regular doctor visits. It suits parents recovering from surgery or a stroke, managing diabetes or heart conditions, or simply needing more care than the family can give at home. Some homes also take bedridden residents who need tube feeding, wound care or catheter care. See assisted living homes in Chennai →
Memory care in Chennai is a special type of assisted living for people with dementia or Alzheimer's. These homes have safe layouts, more staff per resident, fixed daily routines and caregivers trained in dementia care. Chennai has dedicated dementia homes in Anna Nagar, Thoraipakkam and Kanathur. Renting or buying. Care homes in Chennai work on a monthly fee, usually with a refundable deposit. Most independent living communities in the southern suburbs sell apartments and villas outright, and listings marked "Buy" on this page are in that group. Buying suits a permanent move; paying monthly is easier if care needs might change later.
Old age homes and senior living homes in Chennai: the difference
Most families start by searching for old age homes in Chennai, and the two terms are often used for the same place. There is a real difference, though. A traditional old age home in Chennai is usually run by a charitable trust, a religious body or a community group. Residents share rooms, eat simple vegetarian meals and pay little or nothing. Several trust-run homes are on this page, including Sree Vidya Trust Senior Care in Madipakkam, Happy Home Trust in Korattur, Iraiyanbu Illam in Retteri and Manolayam Senior Citizens Home in Kavanur.
A senior living home is a paid, private home built around the resident. You get a private room or your own apartment, planned meals, housekeeping, activities and, where needed, trained caregivers and nursing care. Families who search for a paid or "payable" old age home in Chennai are usually looking for exactly this. This page lists both kinds, so you can compare them side by side.

Senior living and old age home costs in Chennai
Costs in Chennai depend on three things: the area, the type of room and how much care your parent needs. The ranges below are approximate, for a month unless stated. Homes in Adyar, T Nagar and on ECR around Neelankarai sit at the top of each range, and homes on the far southern and western outskirts sit lower. Always confirm the current fee, and what it includes, with the home.
- Free and low-cost old age homes in Chennai: free to about ₹10,000 a month, mostly trust-run homes with shared rooms.
- Independent senior living, paid monthly: about ₹20,000 to ₹45,000 a month, including meals and housekeeping.
- Assisted living in Chennai: about ₹30,000 to ₹70,000 a month, depending on the room and the level of help.
- Dementia care and bedridden care: about ₹45,000 to ₹90,000 a month, since residents need trained staff round the clock.
- Buying into a senior living community: about ₹40 lakh on the outskirts, in Guduvanchery, Kelambakkam and Thiruporur, to over ₹1.5 crore in prime areas, plus a monthly maintenance and food charge.
On top of the monthly fee, expect to pay for a one-to-one attendant, physiotherapy sessions, medicines and diapers. Most homes also take a refundable deposit at admission. What you usually get in a senior living home in Chennai
Almost every senior living home in Chennai serves three vegetarian meals a day, usually South Indian food such as idli, rice, sambar, rasam and curd. Many offer satvik, diabetic-friendly or low-salt food, several kitchens follow traditional Brahmin cooking, and a few will arrange non-vegetarian meals on request. Daily housekeeping, laundry, 24-hour security, backup power and Wi-Fi are standard.
Chennai is hot and humid most of the year, and the northeast monsoon from October to December can flood low-lying streets. Check that rooms are air-conditioned or well ventilated, that the power backup covers lifts and fans, and that the building stayed dry in recent floods.
On the care side, expect daily health check-ups, medicine reminders, emergency response, a visiting or resident doctor, physiotherapy and an ambulance tie-up with a nearby hospital. Assisted living and memory care homes in Chennai also have trained caregivers on every shift, wheelchair-friendly buildings and support for recovery after a hospital stay. Staff speak Tamil, and many also speak English, Telugu or Malayalam.
How to choose the right senior living home in Chennai
There is no single best old age home in Chennai for everyone. The right one depends on your parent's health, budget and where the family lives.
- Think about today and tomorrow. Ask whether the home can move a resident from independent living to assisted living or memory care without shifting them to a new place.
- Check how far the hospital is. Fifteen minutes to a multi-speciality hospital is a good rule for any senior living community in Chennai. On ECR and the southern outskirts, ask which hospital the ambulance goes to first and how long it takes at night.
- Ask about the monsoon. Find out whether the area flooded in recent years and how the home kept residents safe.
- Ask about staff numbers, especially at night.
- Look at the food. Visit at lunch or dinner time, and ask how the kitchen handles diabetic, low-salt or soft diets.
- Ask for a trial stay. Many senior living homes in Chennai let new residents stay for two to four weeks before paying a deposit.
- Check the RERA registration before buying. For a retirement apartment or villa, ask for the Tamil Nadu RERA number and the handover date.
- Read the exit rules. Know how the deposit refund works, what the notice period is, and what happens if the home can no longer give the care your parent needs. Our guide on whether an old age home deposit is refundable covers what to check.
